Construction management

The all-round

We manage all activities for you during the planning and realization of your construction project. In addition to individual requirements, we also follow the standard service profile of architects and engineers according to HOAI with a clear focus on awarding contracts and construction supervision (service phases 7 and 8 HOAI). The range of tasks is demanding and extensive.

What we do for you:

Participation in the award of contracts

  • We fully coordinate the awarding of contracts, inviting, reviewing and evaluating bids. In doing so, we prepare a price comparison list according to individual items or partial services, check and evaluate offers of additional and modified services of the executing companies and the appropriateness of their prices.
  • We conduct bidder discussions, prepare award proposals, document the award procedure, compile the contract documents for all service areas and finally compare the tender results with the bill of quantities and the corresponding cost calculation submitted by the planner.
  • We are actively at your side when the contract is awarded.

Object supervision

  • We supervise implementation on site and check compliance with the public-law permit or approval, contracts with construction companies, implementation documents, the relevant regulations and the accepted standards of technology.
  • We also carry out the execution of load-bearing structures with very low and low planning requirements as well as checking for compliance with the structural safety certificates.
  • We coordinate the activities of everyone involved in site supervision. In addition, we draw up, update and monitor a schedule and document the construction process.
  • We also define common dimensioning with the contractors. We are responsible for continuous cost and invoice control, which includes checking the actual values of the construction companies and comparing the results with the order totals.
  • We organize the acceptance of the construction work with the participation of all parties involved in planning and site supervision, document the defects found and prepare an acceptance recommendation for the client. Subsequently, we record the limitation periods for the defect claims in writing and supervise the elimination of the identified defects.
  • Last but not least, we apply for acceptance procedures under public law, which we attend, and ensure a smooth handover of the property after completion.

In addition to the above-mentioned services, we are happy to expand our portfolio of services if the project requires it. However, these additional services are being offered on a very individual basis and currently mainly for smaller projects.   • We can mobilize our technical due diligence teams at short notice – whether for individual assets or larger portfolios, and deliver customized results in multiple languages.

  • We create and improve CAPEX and repair cost plans in a timely and ongoing manner.   • We typically provide a “Red Flag” report, a draft full report, and a final report with a detailed CAPEX or repair cost table and all relevant information necessary to enable you to complete the deal process and buy or sell the property.
  • Beyond the red flag analysis and typical core services (e.g., building fabric and technology assessments and evaluations or recommendations of actions), we offer customized TDD options to help you move faster and save money. These include, for example, green building consulting, maintenance and operating cost analysis, or advice on alternative uses.
